Commercial boiler maintenance – how to avoid boiler breakdowns!

Commercial boiler maintenance and repairs.

Although we are coming to the end of summer, we hope that September will continue to give us a much needed boost of sun and warmth before we face the onset of Autumn and Winter.

Businesses will be turning their heating systems on for the first time after a long period of inactivity.

Now is the time to get your boilers serviced – Hospitals, Education establishments, Care Homes and Public Buildings it is essential that boilers are serviced and maintained annually to ensure it is working correctly and safely.

Regular servicing and maintenance of your boilers ensures they are safe and running to maximum capacity.

With budgets reduced as a result of the economic climate, business owners and managers are relegating commercial boiler servicing and repairs to the bottom of the “get things done list” but failure to ensure your heating system is working properly can lead to further complications such as:-

  • Inefficient running of boilers
  • Higher fuel use
  • High levels of CO2 emissions
  • Total Plant or boiler failure
  • Downtime waiting for replacement parts

You can of course guarantee that your heating system will either break down over a weekend or on a Public holiday. This results in downtime or additional expense for a heating engineer to come out to attend an unscheduled visit.

Downtime also results in delays in obtaining the necessary repair components, all of which could have been avoided with a carefully managed maintenance and service program.

Too many companies leave their boiler servicing until they turn on the system only to have a nasty surprise when there is no heating or hot water services which inevitably results in inconvenience.

Employers have an obligation to provide the right working conditions for its employees and if it is a Hospital, School or Care Home there is an even greater emphasis on ensuring that systems are working as the cold will have a greater affect on the elderly and young.

Gas boilers must also have a gas safety certificate which shows that they are running safely and efficiently. Faulty boilers are a potential health hazard which could lead to carbon monoxide poisoning . An annual boiler service is essential to protect employees, children and the elderly and is relatively inexpensive to undergo each year.

Having a regular servicing and maintenance contract ensures that your requirements are considered as a priority over a company who has telephoned out of the blue requesting an urgent call out.

“Figures released by the Gas Safety Trust on carbon monoxide incidents for 2010/11 confirm that of the eight fatalities reported involving natural gas in the home; five were associated with central heating appliances; two with cookers and one with a space heater. The most frequent single cause of all 50 incidents during the year was flue/terminal fault (24%) followed by lack of servicing (19%) and appliance fault (17%)”. (Source: CIPHE)
